Condo & Apartment Movers in Toronto

Last updated:

A condo or apartment move in Toronto with G&T Moving starts at $200: two movers and a 17 ft truck at $100 per hour, with a 2-hour minimum, plus a fuel and travel surcharge. The hours are set less by how much you own than by the building: the service elevator window, the loading bay, the distance from the unit to the truck, and whether the building wants a certificate of insurance first.

In a house the variables are the driveway and the stairs. In a tower there is a third one, the building, and on the day the building sets the schedule, not the crew. A move that waits twenty minutes for a freight elevator is billed for those twenty minutes, so the cheapest hours you can buy are the ones you sort out before the truck arrives.

This page covers how we handle the building side of a condo or apartment move, what to ask your property manager, and what to send us so the quote holds on the day.

Wrapped, Loaded and Out of the Building

Furniture wrapped in film before it leaves the unit protects the piece and the building corridor. A clear path from the door to the truck is what keeps the elevator window short.

Sofa and armchairs fully wrapped in protective covers and loaded into a shipping container
Wrapped before it moves — it protects the furniture and the walls it passes.
Moving truck ramp bridged over the front steps directly to the open front door of a house
The ramp bridges the front steps, so items roll straight in on a cart.
Moving truck loaded with plastic-wrapped mattresses and furniture tagged with colour room labels
Mattresses in plastic film; every piece tagged to a room at the destination.
Crated furniture boxes staged on a driveway beside the moving truck ramp
Staged on the driveway so the carry order matches the rooms.

What to Ask Your Building Before You Pick a Date

Most Toronto condos and many rental towers require a booked move-in/move-out slot, and the slots are limited, especially at the end and start of the month. Ask building management or the concierge these questions at both addresses, then choose the date.

  • Is a service or freight elevator booking required, and how long is the window?
  • Is there a deposit, and are there fees for the elevator or loading bay?
  • Where does the truck go: underground dock, street-level bay, or the curb? What is the height clearance?
  • Is a certificate of insurance required, and what coverage amounts do they list?
  • Are floor and wall protection required in the corridors and elevator?
  • Are moves restricted to certain days or hours, such as no Sundays or no evenings?

Loading Bays, Underground Docks and Height Limits

Newer downtown condos usually have a dedicated loading dock, but it is often shared with other residents and the ceiling can be too low for a 26 ft truck. Older rental towers may use the front circle or the curb, with a longer carry from the freight elevator to the truck. Tell us which one applies so we send a truck that fits the dock and plan the carry.

If the truck cannot reach the door, the walk from the lobby to where it can park is billed as working time like any other, which is why a street-level bay and a short path matter more than the floor you live on.

A Certificate of Insurance, When the Building Wants One

G&T Moving carries commercial business insurance, public liability insurance, and cargo and transport insurance. When a condo or property manager asks for a certificate of insurance, we can issue one. Ask for it early: some buildings need it a few days before the booking is confirmed.

Elevator Time Is the Real Clock

Inside a booked window the crew works to keep the elevator moving: boxes are sealed, labelled by room and staged near the door, large pieces are wrapped before the elevator is called, and the corridor is padded so nothing needs to be repaired afterwards. At the new building, colour-coded stickers tell the crew which room each piece belongs to, so nothing is carried twice.

You can help by clearing the path from the unit door to the elevator, taking down anything on the walls, and having the building contact and booking confirmation easy to find.

Stairs, Walk-ups and Older Buildings

Not every apartment move involves an elevator. A third-floor walk-up can cost as much as a twentieth-floor unit with a lift, because everything is carried by hand. Count the flights and note whether any have a turn, because a turn is where the crew size is decided: a sofa that needs tilting through a stair turn often calls for a third mover.

What a condo move costs

Hourly, With the Building Built Into the Plan

Local condo and apartment moves are billed by the hour for the crew and the truck together, starting when the truck arrives at your scheduled address, with a 2-hour minimum and 30-minute increments after that. A fuel and travel surcharge is added and confirmed in your quote.

  • Two movers, 17 ft truck: $100/hour, so $200 for the 2-hour minimum.
  • Three movers, 17 ft truck: $145/hour, worth it for stair turns, sectionals and long carries.
  • One mover, pickup truck: $60/hour for a very small load with easy access.
  • Pianos, safes, marble or glass pieces, large appliances and single items over about 200 lb may carry an extra charge.

The full rate card is on the pricing page.

What to Send for a Condo Move Quote

Both addresses and a few photos are usually enough for a number that holds.

  • Both addresses and the floor at each end.
  • Building type at each end: condo tower, rental apartment, townhouse or house.
  • Elevator booking window and loading bay details, including garage height clearance.
  • Stairs: how many flights, and whether there is a turn.
  • Your largest items with photos: sofa or sectional, bed, wardrobe, anything over about 200 lb.
  • Whether you want packing help, or assembly and disassembly.
  • Your target date and whether it is flexible.
  • Whether the building asks for a certificate of insurance.

Condo & Apartment Moving FAQs

How much do condo movers cost in Toronto?

Two movers with a 17 ft truck cost $100 per hour in Toronto and the GTA, with a 2-hour minimum, so a small condo move starts at $200 before the fuel and travel surcharge. Time is billed in 30-minute steps after the minimum. Elevator waits and long carries add hours, which is why we ask for the building details when we quote.

Do I need to book the elevator for a condo move?

Almost always, yes. Most Toronto condos require a booked service elevator window and some also charge a deposit or fee. Confirm the booking, the window length and the loading bay before you lock in the date, and do it at both buildings if you are moving between two towers.

Can you provide a certificate of insurance for my building?

Yes. G&T Moving carries commercial business, public liability, and cargo and transport insurance, and can issue a certificate of insurance when your condo or property manager asks for one. Request it a few days ahead.

Will you protect the elevator and hallways?

Yes. Furniture is wrapped in film before it leaves the unit and corridors and elevators are protected where the building requires it, so the move leaves no marks for the condo to charge you for.

What if my building does not have a freight elevator?

Then the passenger elevator or the stairs are used, within whatever hours the building allows. Tell us up front: it changes the number of trips, the crew size and the time, and we plan for it in the quote.

How many movers do I need for a 1-bedroom condo?

Two movers with a 17 ft truck is the usual starting point for a 1-bedroom. A third mover helps when there is a staircase with a turn, a heavy sectional or a long carry. Our 1-bedroom cost guide walks through the hours in detail.

Do you move between two condos or from a condo to a house?

Yes. Each end is planned separately: the elevator and dock at the condo, the driveway and stairs at the house. Send both addresses and we quote the whole move as one job.
