Humber Bay Shores and Mimico are newer waterfront towers where the service elevator booking, loading bay clearance, and whether above-ground or underground loading is permitted are the first three questions — not the room count. The Kingsway and Humber Valley Village are established houses where mature trees, narrow driveways, and wide entrance steps matter as much as the total load. Islington–City Centre blends mid-rise condos with older apartment buildings where loading-bay access often comes from a side street. Rexdale and north Etobicoke add a mix of low-rise apartments and bungalows where the specifics of the building entrance, parking, and whether an elevator is involved all change the crew plan.
Our yard is in Markham, north-east of Toronto. We come to Etobicoke via Highway 407 west and Highway 427 south, or through the city depending on the address. That drive is real time that affects the job cost, and it varies between northern addresses near Dixon Road and waterfront addresses along the Gardiner. Humber Bay Shores & Mimico
Newer waterfront towers built for volume. Service elevator bookings, loading bay vehicle-height limits, and building move-in rules vary by property. Confirm whether loading is above-ground or underground before we assign the truck, since a 26 ft truck cannot use a standard underground bay.
Islington–City Centre
A corridor of condos and older apartment buildings along Bloor and Burnhamthorpe. Loading bays are often reached from a side street, not the main entrance — give us both the unit address and the loading directions. Some older buildings have no dedicated loading area and rely on street parking.
The Kingsway & Humber Valley Village
Large established houses on wide lots with mature tree canopy. Driveways can be long or have tight turns near the garage, and low branches sometimes prevent a 26 ft truck from parking close to the door. Photos of the driveway and entrance steps help us confirm how close the truck can get.
Rexdale & northwest Etobicoke
A mix of low-rise apartment complexes and older bungalows around Dixon Road and Kipling Avenue. Apartment buildings here vary widely — confirm whether the building has a freight elevator or only a passenger elevator, and whether there are published move-in hours that limit the booking window.
Princess Anne Manor & Etobicoke City Centre
Mid-century residential streets with bungalows and backsplit houses, close to Burnhamthorpe and Bloor. Homes here often have a side or front entrance alongside a lower-level garage. The basement access is usually the tightest part — measure doorways before large pieces go in.
Long Branch, New Toronto & Alderwood
The southwest corner of Etobicoke along Lake Shore Boulevard — small wartime bungalows and semi-detached homes on narrow lots. Street parking can require a permit, and the tight lot widths mean the carry distance from truck to door is worth measuring before the day starts.

- Humber Bay Shores and Mimico towers: ask management for the service elevator window, the loading bay height limit, and whether above-ground or underground loading is required. Do not assume passenger-car parking at the building means the moving truck can use the same entrance.
- Islington–City Centre condos and apartments: the loading bay is often reached from a side street or service lane, not from the main lobby entrance. Provide separate loading directions; a vehicle parked at the lobby blocks building traffic and can be towed.
- Kingsway and Humber Valley Village houses: photograph the driveway, entrance steps, and the approach to the front door before the move date. Mature tree canopy and tight turns near the garage can rule out a 26 ft truck on some streets — two runs with a smaller truck sometimes work better.
- Rexdale and north Etobicoke apartments: check whether the building restricts move-in to weekday mornings or specific time windows, and confirm if a freight elevator exists. Buildings without a freight elevator slow the job if the passenger elevator is shared with residents.
- Route from Markham: Etobicoke is the farthest major Toronto area from our yard. Travel via Highway 407 west and 427 south, or through the city, depending on the destination. Travel time for a waterfront address on Lake Shore Boulevard differs from a north Etobicoke address on Dixon Road, and both differ from a mid-city address on Bloor.

Why is a Kingsway house move different from a Mimico condo move?
They need different plans and often different crew sizes. A Kingsway house means furniture volume, stair flights, driveway access, and potentially a lot of disassembly. A Mimico tower means an elevator booking window, a loading-bay height limit, and a condo-specific carry route. The same two-hour estimate can be badly wrong if it ignores which type of job it actually is.
Do you move pianos and heavy items in Etobicoke?
Yes. Upright pianos, baby grands, safes, stone tabletops, large appliances, and items over roughly 200 lb are handled with liftgate trucks, piano boards, and specialty dollies. Declare these items in advance so the right equipment is assigned. A basement staircase in an Etobicoke house or a condo elevator with tight clearance affects how the piano is moved — photos of both access points help.
